INSURANCE

We only offer products from a limited number of insurers. Ask us for a list of the insurers we offer insurance from.

MORTGAGES

We offer products in the following ‘relevant market(s)’:

  • Regulated mortgage contracts that are used for a non-business purpose
  • Regulated mortgage contracts that are used for a business purpose
  • We are not limited to the range of mortgages we will consider for you and can offer you advice on both first- and second-charge loans.
  • We offer a comprehensive range of mortgages from across the market, but not deals that you can only obtain by going directly to a lender.

FEE INFORMATION

This document details our fee structure for mortgage advice services. We believe in complete transparency regarding our charges, ensuring you can make informed decisions about our services.

We offer an ‘advised’ sales service. This means we will provide advice and make a recommendation after assessing your specific needs and circumstances.

WHAT WILL YOU HAVE TO PAY US FOR OUR SERVICES?

INSURANCE

You will pay for our services on the basis of:

No fee

You will receive a quotation which will tell you about any other fees relating to any particular insurance policy.

MORTGAGES

Our fees are for the mortgage arrangement. All advice and recommendations are free.

We offer advice on second-charge mortgages from a comprehensive range of lenders. Please be aware that alternative finance options may be available and might be more appropriate for your circumstances. These could include increasing your existing mortgage, unsecured lending, or exploring alternative providers. Your adviser can discuss these options in detail with you.

The exact amount of commission we will receive is not currently known to us. We will confirm the precise figure to you as part of the lending illustration that we are required to obtain from the lender.

The fees are charged per application, and a separate application fee of £99 will be charged for subsequent applications or amendments.

We will inform you of the total fee in good time before you apply for a mortgage; however, you may request this information earlier if you wish.

When considering a particular mortgage, you will receive a key facts illustration or an ESIS that outlines any associated fees.

You also have the right to request an illustration or an ESIS for any mortgage we offer.

PAYMENT TERMS

  • Initial Payment: The initial payment of £198 is due before we submit your application and is non-refundable except in specific circumstances outlined in our refund policy.
  • Balance Payment: The balance of our fee is only due when your mortgage offer is issued. No balance is payable if no mortgage offer is received.
  • Deferred Payment Terms: If you choose to defer the balance payment, it must be paid no later than the next working day following the completion of your mortgage. Deferred payments are treated as a 0% interest loan for up to 60 days.
  • Late Payment Charges: If payment is not received within 3 days of the due date, a £25 missed payment fee will be charged, and late payment interest will accrue at 0.50% per day for up to 30 days.

REFUND OF FEES

If we charge you a fee and this is paid, and your mortgage does not go ahead, you will receive:

  • A full refund if the lender rejects your application for reasons we knew about prior to submission.
  • There will be no refund if you decide not to take out a mortgage or if a lender rejects your application for reasons you did not inform us of at the outset.

MARKET ALTERNATIVES

As part of our commitment to transparency and treating customers fairly, we have the following:

  • There are other mortgage brokers and financial advisers on the market who may offer similar services
  • Other brokers or direct lender applications may offer lower fees or different fee structures
  • You are entitled to shop around and compare services before proceeding
  • You can apply directly to lenders without using a broker, which may save you broker fees

Client Value Acknowledgment: By proceeding with our services, you confirm that you value our expertise, personal service, and track record of successful mortgage placements. You acknowledge that these benefits may justify our fees compared to potentially lower-cost alternatives available in the marketplace.

All fees are current as of 01/07/2025 and may be subject to change. You will always be notified of the exact fee applicable to your case before we submit any application.

We are authorised and regulated by the Financial Conduct Authority (FCA). Our Financial Services Register number is 478726

Our permitted business is: advising on and arranging investments, non-investment insurance contracts and mortgages.

If you cannot settle your complaint with us, you may be entitled to refer it to the Financial Ombudsman Service.

ARE WE COVERED BY THE FINANCIAL SERVICES COMPENSATION SCHEME (FSCS)?

We are covered by the FSCS. If we cannot meet our obligations, you may be entitled to compensation from the scheme. The type of business and the circumstances of the claim will determine this.

INSURANCE

Long term insurance benefits (e.g. Life Assurance)

The maximum compensation level for claims against firms declared in default is 100% of the claim, with no upper limit.

General Insurance

General insurance advice and arranging are covered for 90% of the claim with no upper limit.

Protection is 100% where claims arise regarding compulsory insurance (e.g., employer’s liability insurance), professional indemnity insurance, and certain claims for injury, sickness, or infirmity of the policyholder.

Protection is at 90% where claims arise under other types of policy with no upper limit.

MORTGAGES

Mortgage advice and arrangement are covered up to a maximum limit of £85,000. The FSCS provides further information about compensation scheme arrangements.
